Phase I: Land Acquisition & Parcel Dispossession The KMS Development + Construction team manages the acquisition of approximately 25 acres of vacant land; the KMS team oversees the sale of the back 16.5 acres (back parcel) of the property to Costco Wholesale Corporation after the land is properly subdivided into multiple parcels. The KMS team works extensively with the Costco corporate real estate team to formulate an acceptable REA without substantially impacting the overall site layout and design-value of the planned retail shopping center (front parcels). Phase II: Design, Entitlements & Construction of Shopping Center The KMS Development + Construction team brings together a dynamic team of professionals to master plan the site and begin the entitlement process for the development of the Hwy 111 frontage retail shopping center. After passing all plan reviews with the city of The KMS Development + Construction team assists in preparation of all tenant lease exhibits including two restaurant pad ground leases with Mimi’s Café and Souplantion. The KMS team works alongside the corporate design and construction teams of both restaurants in order to adhere to both Agency and Landlord’s project design requirements. |

Phase III: Tenant Improvements The KMS Construction team is engaged to handle multiple landlord tenant improvements within the newly completed retail center. The improvements range in size from small (700 sq/ft) office space improvements and medium (3,500 sq/ft) retail space improvements to large (10,000 sq/ft) major retail tenant improvements. |

The construction phase is completed on schedule and under budget and the property receives excellent reviews from city officials, regional brokerage offices and local media.
